Variation Of Residential Design Codes

The purpose of the R-Codes is to provide a comprehensive basis for the control, through local government, of residential development throught Western Australia.

They are intended to cover all requirements for planning control purposes and to minimise the need for Shires to introduce separate planning policies or variations to these matters.

The R Codes do not address the physical construction requirements or the internal arrangements of buildings - these are matters controlled by the Building Codes of Australia.

Application fees for a variation are as follows:

If construction costs is less than $50,000 a fee of $110 is applicable and for applications exceeding $50,000 in value the fee is $250.

The Appendix 1 form is to be completed by the owner/applicant of the land where the proposed development is to take place. The Appendix 3 (Neighbours comments form) is to be signed and dated by the adjoining landowners once they have viewed the plans of the proposal and include any relevant comments or concerns they have. A timeframe of 14 days is allowed for the consultation process if no response is received within that time the application may proceed.
